Property Management Services Overview
  • Initially Affordable Property Management will inspect the  property and recommend to owner of any needed changes.
  • Management staff will take photographs of the property and list the property in the Multiple Listing Service.
  • The property will be listed on our website LVAPM.com and other online rental sites at no cost to the owner.
  • Management staff will order a yard sign be installed if requested by owner and authorized by the H.O.A.
  • Management staff will make up flyers with a photograph and details of the property and deliver them to the property.
  • Our staff will dispense information about the property, prescreen callers and set appointments to show the property.
  • Our management staff acquire qualified tenants in a rapid manner with aggressive property management techniques.
  • Qualify prospective tenants with complete checks credit, employment verification, criminal records checks and rental history.
  • Our staff will inform new tenant about their responsibilities when they sign a lease with Affordable Property Management.
  • Staff will perform quarterly inspections and A/C filter changes at the property if requested by owner.
  • Management staff perform timely rent collection and if necessary initiate eviction and collection efforts.
  • Management staff pay homeowners association dues, utilities, property taxes, sewer etc. as requested/needed.
  • Effect any necessary repairs in a timely, affordable and professional manner to keep a satisfied tenant and avoid vacancies.
  • Send monthly statements to all clients promptly complete with original copies of all expenses paid for the property.
  • Management staff handle any and all property/tenant problems. Interface with insurance companies, City, police etc.
  •  Management effect evictions, go to court, handle and monitor forced move-out proceedings.
  • Perform normal move-outs. Make determination of Security Deposit refunds according to Nevada Revised Statute guidelines.
  • When authorized management will complete property renovation, painting, cleaning,  and begin process to re-rent the property.
  •  Management will provide the owner with recent comparable properties rented for to make and informed decision on what their property will rent for.  
  • Management staff can provide comparable properties sales prices if an owner is considering selling the property.
