What does the $100 management set up fee include?
  • Management will do an initial inspection to determine condition, amenities and cleanliness
  • Digital photos for marketing
  • Full color flyers for property
  • Management will order a yard sign for property to be installed
  • Lockbox on property
  • Entering listing on multiple listing service
  • Entering digital photos on websites
  • Property evaluation to determine condition & needed repairs
  • Order estimates for any items that need attention
  • Entering all owner & property information into management's  database (includes various payments: HOA fees, utilities, and contact maintenance)
  • Logging in and keeping record of all keys, transmitters, pool keys, HOA keys, HOA Rules & Regulations provided to management.
  • Management staff answering all calls and dispense information from prospective tenants and Realtors interested in property
  • Running credit checks on all prospective tenants (includes taking Good Faith Deposits)
  • Coordinating and signing lease and all necessary paperwork for new tenants
  • Management will inform tenant what their responsibilities are regarding maintaining the property
  • Collecting security deposit & rent
  • Arranging move-in for tenants
  • Removing lockbox from property
  • Removing sign from property
  • Updating MLS listing
  • Updating website listings
  • Updating all AFFORDABLE’s © databases (inputting new tenant information)
  • Updating all accounting information (inputting new rental amounts)
